The client was looking to open up the galley kitchen and formal dining room by removing the bearing wall between the two rooms. In doing so, it also allowed them to add an additional window to make the space much lighter. We were able to engineer a solution, including seismic retrofitting of the affected wall without triggering foundation upgrades, critical to keep the budget low for a hillside home. In addition, the original kitchen featured an improperly constructed ceiling recess which was affecting the overall stability of this area of the roof. This was corrected in the new design as well.
Additional structural work included strategically moving a few doors and windows on another exterior wall without triggering a seismic upgrade.
